With rising prices across the Lisbon metropolitan area, renting a home in Barreiro has become a popular alternative for many families. But before signing the lease, it is important to know your rights as a tenant.
The lease must be in writing
A rental agreement must be put in writing and clearly identify:
- The parties and the property;
- The rent amount and the payment date;
- The duration and the renewal terms.
Deposit and rent increases
The deposit required at the start of the lease is limited by law and must be returned at the end, unless there is damage that goes beyond normal wear and tear. Annual rent increases are capped by the legal coefficient published each year — the landlord cannot raise the rent arbitrarily.
Works and repairs
Ordinary maintenance works are, as a rule, the landlord's responsibility. The tenant cannot be forced to bear expenses that belong to the owner.
Always keep proof of payment and written communications with your landlord. They are your best protection in the event of a dispute.
Eviction: what can and cannot happen
A landlord cannot evict you without following the legal procedure. There is a dedicated regime — the National Rental Office — and deadlines that must be respected. If you have received an eviction notice, do not ignore it: response deadlines are short.
